We just sold #201, 15164 Prospect Ave, in the 5 Corners area of White Rock!
This beautiful 2 bedroom condo, was on the market, with other agents, for well over a year! The owner, Marina, contacted us after receiving one of our brochures in the mail. She asked us to come for an interview. Marina sure new her stuff! She grilled us on what we would do differently. In this case, we said that the property wasn’t exposed enough. We noticed that there were few, if any open houses done in the past. White Rock is a community by the ocean, where people love to walk. Open houses are very well attended, and it’s become the preferred method of viewing properties for sale here. So, in our presentation to Marina, we committed to dedicating almost every Sunday afternoon to doing Public Open Houses for her condo. Also, because we were (Fall of 2019) in a Buyer’s Market, we thought it made sense to offer more of our commission to the Buyer’s Agent. Traditionally, here in the lower mainland, the Listing Agent takes the majority of the commission. We want to make our listings more attractive to Buyer’s Agents, by giving more commissions than they are used to getting. So, for Marina’s listing, that’s what we did. In the end, after over 2 months of open houses, and a dozen showings (which is the average amount of showings it takes to get an offer), we had 3 offers! 2 of them were unsuccessful, but the last one was, and it sold to an amazing lady, who was represented by an excellent Realtor (Shout out to Vinod Nair of Century 21 Coastal Realty Ltd). There is nothing more satisfying then helping someone achieve their goals, and we are so happy for Marina, and Vinod’s client.
