123SOLD was conceived after over 25 years of experience working with mature clients, who needed a higher level of service, when selling their home or condo.


Selling a home can be compared to selling a car. If you want to be successful, you should have it detailed, inspected (to repair deficiencies found), have many good photos, and finally, priced competitively, yet most people won’t go to these lengths when selling their own home, that is many, many times the value of the average car!

We believe there should be a minimum standard, when it comes to bringing a home to market.

STEP 1: STORE IT


Because most buyers can’t visualize very well, it’s difficult for them to see past paint colours, let alone someone else’s personal taste in furniture and décor.

Our team will help our clients to de-clutter their home, so as to make the space feel as large as possible.
We provide free storage, for the duration of the time it takes to sell.
Then we’ll bring in a professional home inspector, to thoroughly go through the home’s major components, so that we’ll know what needs repair (because a potential buyer will do this, and deduct more than the actual cost, or worse, kill the deal).
We have our own repair team that can help with the small fixes, as well as a network of professionals to help with the larger items.

STEP 2: STAGE IT


Next, we will help stage, to showcase the home for all it’s worth! (Statistics show that a staged home will sell faster, and for more money*)
Staging can be very expensive. We build that cost into our commissions, and you don’t pay us until your home sells!**

Finally, Selling your home (promoting your largest asset) is a service we take with great pride and great responsibility!
We’ll arrange to have a professional photographer, and floor plan measurer, come to your home, right after everything is staged and showing it’s best. (again, these costs are included in our commission structure).


STEP 3: SELL IT


Now your home (the listing), is ready to go live, on the MLS!
With amazing photos and a well-written description, along with a competitive price, your home is going to get noticed!

The first week, we’re going to have a “sneak a peek” showing night.
We’re going to invite local Realtors, and neighbours nearby, to help spread the word, about your amazing home!
Next, we’ll have our first public Open House, and first showings.
This is an exciting time, and usually the most active.
(We’ll be watching, and listening to all the feedback, both verbal and digital).

In the background, we’ll be also posting on social media, as well as commencing our admail campaign, to thousands of homes in the area.

When the offer comes, we are at your side to help you navigate & negotiate the whole process. Our job is just starting!


* Statistics from NAR (National Association of Realtors), report that in 2017, “About one-third of buyer’s agents said that staging a home increased the dollar value offered between one and five percent compared to other similar homes on the market that are not staged.” It was also stated “Seventy-seven percent of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home.”

** The costs associated with listing a home, such as storage, staging, photos, etc., are included in the agreed upon listing commission, and are payable after the home sells, or if the listing is cancelled by the Seller(s) prior to the agreed upon expiry date.
