The first time we meet, we will discuss what your selling objectives are. This is a good time to ask questions, and Bob will give you an idea of what to expect during the selling process. We will discuss preliminary ideas for pricing and house preparations. We will provide you with a complete Comparative Marketing Analysis (CMA) for your property. This will give you a base line of value, then we'll show you how we can increase the perceived value of your home, with our proprietary "123 Method".
We're not your average Realtor, and we don't treat every listing the same. Every home is unique, and every situation is different. Your home will attract a certain type of buyer, so we customize our approach to each individual Seller, and will provide you with a Detailed Marketing Plan, based on your home's unique characteristics, and your specific situation.
From Bob's 27 years of experience in selling over 1,500 homes, he's discovered that 99% of sellers can increase the value of their homes simply by cleaning and staging, but most (especially those who have lived in their homes for more than 10 years) need to de-clutter first. That's why we offer advice on where to start, and provide free boxes and free storage, as well as provide help cleaning. That way there are no excuses, and this service alone will decrease your stress level, and will increase the perceived value of your home by thousands of dollars! (Nothing sells better than Clean!).
Before we begin the Home Staging Process, we order an independent Home Inspection (for single family homes), because we know a prospective buyer will do one, and if they find issues, they'll deduct more than the actual cost, and sometimes it could cost you the deal! This way we know what needs to be replaced or repaired, and we can get to work on those areas first. For condos we order all pertinent strata documents and have a 3rd party review them.
Setting up the home, with furniture properly placed, and every detail considered, will help prospective buyers envision themselves living there. This is the emotion we're striving for! We normally work with what you have, and bring in accent pieces, but if your home needs furniture we can handle that too! Never sell a home without displaying it with furniture. Believe it or not, most rooms feel smaller without furniture, as the eye doesn't have objects to reference to.
With your home on the MLS; showing it's best, and priced properly, it will practically sell itself! Our job is to create the hype! We do this through excellent photography, video, and 360 tours. Digital Marketing and Social media will also draw buyers in. Bob's strength is negotiating the best price, terms and conditions for you.
Once you decide you are ready, we will review and sign a standard Listing Agreement. We will also complete all of the mandatory disclosure forms, then will arrange for any necessary inspections.
Pricing your home competitively, at the start, will create more activity among agents and buyers, and will lead to a more successful sale.
Establishing the value and list price for your property involves researching and comparing similar properties and weighing factors including location, condition, amenities, and market conditions. We will arrive at a competitive price aimed at generating strong buyer activity.
Understanding where buyers come from, allows us to market your property competitively. Creating excitement in the marketplace through consistent and aggressive marketing efforts and integrating online. and offline efforts, is key to a successful sale.
Our maximum exposure marketing plan includes: Comprehensive Internet marketing through our site, Realtor.ca, Craigslist, and dozens of others.Also, public open houses (where warranted), agent tours, yard signage, professional floor plans, professional feature sheets, local newspaper ads, and our local sales agent networking, are among the many activities we are doing, to market your home, on a daily basis.
We will remain in constant communication with you and give you progress reports on showings and all activity.
The complexities of processing transactional documents will be made very easy for you through our continuous guidance and communication. Bob will review all offers, and terms of each offer, with you, and negotiate on your behalf, so that you obtain the highest possible price for your home, while limiting your exposure and protecting your best interests.
Once your home sale is "firm" (subjects removed), we will have our office convey all documents to your lawyer (or notary).
Congratulations, you have now sold your home! Next, we will provide you with your own concierge contact for the move, through a company called MoveSnap. MoveSnap is like your super- organized friend who knows everything there is to know about moving! They'll help you coordinate your utilities, changing addresses, and source the best movers, and whatever you need to help you through the move!
Because every situation is different, our commission structure may fluctuate, but here's the basic commission structure, that includes all of what is mentioned above, except the extent of the staging, but the staging does include a free consultation, and 1 hour of setting up the home for pictures / video.
Out of that commission, we offer to the Buyer's Agent, a commission of 3.5% on the first $100,000 and 1.5% on the balance. That's 25% more than what most agents are offered!* (this comes out of the total commissions your are paying us, not in addition to)
Offering a higher commission, to the Buyer's Agent on a consistent basis, accomplishes a few things. One, it gets your listing more attention, and two it installs us as the Realtor that always offers more, so that anytime we have a new listing, it get's immediate attention.
When comparing Realtor Services, make sure you ask what they are offering to Co-operating Agents, as well as how they will increase the value of your home, and make the selling process easier and with less stress on you, the Seller. Remember, you don't pay until your home sells, so don't get too caught up in the costs, but focus on the results!
